UK Property Market Update – October 2026

Autumn street of red-brick period houses

The Gentle Hum of the Moving Van, October 2026 UK Property Market

Hello there, neighbour! Morris Breuer here. Grab a cuppa and let’s have a quick chat about what’s happening with the roofs over our heads.

If we hop into a time machine and go back five years to October 2021, the average home in the UK was worth about £250,000. Fast forward to today, October 9th, 2026, and that same typical house is worth £288,279. That is a jump of nearly £40,000! Even though the world feels like it’s changing fast, our homes have been quietly getting more valuable while we were busy living our lives.

The Balancing Act Think of a young couple, let’s call them Sarah and Tom, who are looking for their first home right now. They aren’t rushing like they might have done two years ago. They are taking their time, measuring the garden, and checking the cupboards.

This month, 54,900 people got the “thumbs up” from their banks to buy a home. That’s a bit lower than the 58,200 we saw in September. It tells us that while people are still moving, they are being a bit more careful. It’s like a busy high street that’s slowed down to a stroll; people are still shopping, but they’re looking for the best deal.

The “Rent” on Your Borrowed Money Did you know that the “big bank” in London, the Bank of England, hasn’t changed its main interest rate since 18 December 2025? It has been sitting at 3.75% for almost a year now.

Why does this matter to you? Well, this rate is basically the “price of money.” When it stays the same, it means the monthly cost of your mortgage payment is more predictable. It’s like knowing exactly what your petrol or your weekly shop will cost for months on end, it just makes it easier to plan your life.

Prices are Creeping, Not Leaping Over the last year, house prices have gone up by 1.2%. If you look at just the last month, they only ticked up by about 0.11%. To put that in perspective: if a house was a giant chocolate bar, the price increase this month would be about the size of one tiny square!

Prices are moving up very gently. Since July, when the average price was £286,209, we’ve seen a slow climb to today’s £288,279. It’s a steady, healthy pace rather than a scary sprint.

What does this mean for us here in null? Even though I’m talking about the whole country, these national moods always find their way to our neck of the woods in the null postcode sector. When the national news talks about “slower speeds,” it means buyers here feel less rushed.

In a “buyer’s market” like the one we are seeing across many parts of the UK, people looking for a home in null have a bit more power to negotiate. It’s less of a scramble and more of a polite conversation. Whether you are in a terrace or a semi-detached, the national trend of “steady as she goes” helps keep our local market feeling calm and sensible.

Looking Ahead As we head deeper into autumn, the UK property market looks like a sturdy old oak tree, it’s not going anywhere, and it’s holding its own. With wages growing at 3.7% (which is faster than house prices are rising!), it’s actually becoming a tiny bit easier for people to afford their dream home.

If you’re thinking of selling, your home is likely worth more than it was a few years ago. If you’re buying, you have the benefit of a stable market where you don’t have to decide in five minutes. It’s a great time for a sensible move.
